Jeff worked tirelessly to get an equipment finance and overdraft facility in place for our growing business under some very unique & challenging circumstances after we'd previously been pushed away by our banking partner. Working with the DHF team was seamless!

The team at Dark Horse Financial were fantastic to deal with when helping me organise finance for my business. Jeff was an absolute dream to work with, no problem or issue was ever too big, and he made everything happen quickly and smoothly. What I thought might take weeks was sorted in a matter of days, and the finance itself was approved within a day. I’ve used plenty of finance companies and lenders before over the years, but the service from Dark Horse Financial is second to none. I’ll definitely be sticking with them from now on. Highly recommend Jeff and the team.

Understanding the Product

Construction Finance

Construction finance funds the physical construction of a new commercial or residential building, and rather than a lump sum it's released in stages against certified construction progress, so each drawdown follows a stage being signed off. It funds the build itself, whereas property development finance can also extend to land acquisition and broader project feasibility funding around the build, so if you still need to buy the site that page is the better place to start.

πŸ—οΈ

Staged drawdowns

Funds are released at base or slab, frame, lock-up and fit-out as each stage is completed.

πŸ“‹

Certified progress

Lenders generally require a progress inspection or certificate before each drawdown is paid.

πŸ’²

Interest on funds drawn

Interest is typically charged only on what has been drawn down so far, not the full approved facility.

Common Uses

What Can Construction Finance Be Used For?

Construction finance is designed for a build that's ready to start or already underway. It's most commonly used for:

🏒

Building new commercial premises your business will occupy itself, such as a warehouse, office or retail space built from the ground up

🏠

Funding a builder's or developer's construction costs on a residential or commercial build that's already at construction stage

🧱

Covering staged trade and material costs as the build progresses, from foundations and framing through to lock-up and fit-out

ℹ️

Renovating or refinancing an existing completed property is different, and sits with our commercial property loans instead

Financing Pathways

Construction Finance Options

Alongside build-stage funding, construction businesses often need finance for equipment, cash flow and the gaps between progress payments. These are the options we arrange most often.

πŸ’΅

Unsecured Business Loans

Working capital for builders and trades without putting property up as security, assessed mainly on trading history and cash flow, and useful for covering costs between progress payments.

Learn More β†’
🏠

Secured Business Loans

Lending secured against property, vehicles or equipment, which generally opens up larger limits and longer terms for bigger project costs, debt consolidation or stepping up to larger builds.

Learn More β†’
🚜

Equipment Finance

Funding for excavators, trucks, cranes and site machinery so the job isn't held up waiting on gear, and your working capital stays free for labour and materials.

Learn More β†’
πŸ“‘

Progress Claims Finance

Funding against submitted progress claims so payroll, subcontractors and suppliers get paid on time while you wait for the head contractor or client to pay each claim.

Learn More β†’
🏦

Business Overdrafts

A pre-approved limit on your business account that you draw on as costs land and pay back down as claims come in, covering the cash flow gaps between stages.

Learn More β†’
🧾

Tax Debt Loans

Clears overdue ATO debt, including GST, BAS, PAYG and super, so it stops accruing interest and is less likely to get in the way of future finance applications.

Learn More β†’
🀝

Private Lending

Asset-secured funding from private financiers who look at the deal and the security rather than leaning on credit scores, often an option once a bank has said no.

Suitability

Who Is Construction Finance Suitable For?

Construction finance generally suits:

  • βœ“Builders and head contractors who need funding to carry a project through to completion
  • βœ“Developers with land and approvals already secured who now need build-stage funding specifically
  • βœ“Businesses constructing their own new commercial premises from the ground up, not renovating an existing one
  • βœ“Owner-builders managing their own construction project
  • βœ“Businesses wanting staged funding that lines up with cash flow, rather than a lump sum drawn and charged interest in full upfront

Qualifying Factors

Am I Eligible?

Every lender has its own policy, but most will want to see these in place before they assess a construction finance application:

  • A signed building or construction contract
  • Council or development approval (DA) in place
  • A licensed builder or contractor engaged
  • Your deposit or equity position, measured by the loan-to-value ratio (LVR)
  • Servicing capacity to meet repayments during and after the build
Banks and non-bank or private lenders assess builder risk and the admin of staged drawdowns quite differently, so a bank decline on builder risk or documentation grounds isn't the end of the road. Our panel includes non-bank and private lenders experienced with construction drawdowns.

Case Study: $159k Unsecured Loan to Support a Residential Builder Through the Christmas Shutdown

πŸ“ Case Study

Challenge: A residential builder had just finished several new builds and their incoming cash was on pause until March, even though contracted work would keep them at capacity right through 2026.

Solution: Building and trade are restricted industries for most lenders, so we went to a lender with a track record of funding construction businesses and arranged a $159,000 unsecured loan.

Outcome: The loan was approved ahead of the Christmas cut-off and the builder went into the break with the cash flow to cover the gap.

FAQ

Frequently Asked Questions

Common questions about construction finance, answered directly.

What's the difference between construction finance and development finance?
+
Construction finance funds the build itself and the money comes through in staged drawdowns as each stage of construction gets completed. Development finance can go further than that, covering land acquisition and the broader project feasibility funding around a build as well, so if you still need to buy the site our property development finance page is going to be the better fit.
How does progressive drawdown work?
+
Instead of paying the full loan out as a lump sum, the lender releases funds against certified construction stage completions, typically base or slab, frame, lock-up, fit-out and then practical completion. Your builder issues a progress claim at each stage, the lender arranges an inspection or certificate, and once that's signed off the next drawdown is paid.
Do I pay interest on the full loan amount straight away?
+
No. Interest on construction finance is typically only charged on the funds that have actually been drawn down at each stage and not on the full approved facility, so the interest cost builds up gradually as the project moves along. A lot of lenders also offer interest-only repayments while construction is underway, with principal and interest repayments starting once the build is finished.
Can I get construction finance if my bank has declined me?
+
Yes, a decline from the bank isn't necessarily the end of it. Non-bank and private lenders on our panel will often take a more flexible view of builder risk and project paperwork than a major bank does, so we look at why the bank said no first and then match your build to the lender whose policy fits.
Do I need council or development approval before applying?
+
Generally yes. Lenders will usually want a signed building contract and the relevant council or development approval (DA) in place before they assess a construction finance facility. If your approvals are still in progress it's worth talking to us early anyway, so the funding is ready to go once they come through.
How long does construction finance take to be approved?
+
It depends on the lender, the size of the build and how quickly the valuation and building documents come together. Non-bank and private lenders on our panel typically offer a faster, more flexible assessment than the major banks, and having your contract, plans and approvals ready upfront helps keep things moving.
Can I use construction finance to build my own business premises?
+
Yes. Construction finance can fund new commercial premises your business will occupy itself, such as a warehouse, office or retail building built from the ground up. If you're renovating or refinancing a property that already exists, commercial property loans are usually the better fit.
Can I get construction finance if I have ATO debt?
+
Yes, it is possible for applicants with ATO debt to be approved. Many lenders fund construction businesses with outstanding ATO debt, including GST, PAYG, BAS and super obligations, and some will also lend to clear the tax debt itself, with both secured and unsecured tax debt loan options available depending on your situation.
Do I need to offer property as security for construction finance?
+
For a build-stage construction facility the lender will generally take security over the land and the building going up on it. Not every construction business loan needs property security though, and unsecured loans and overdrafts are available for businesses who don't have, or don't wish to use, assets as security.
